How to determine Current Market Value of Your East Greenwich Home

The 'secret' (local, accurate information) to determining your homes' value starts with the following steps:

  1. Determine your market. 'Market' meaning not only Rhode Island, but East Greenwich or Barrington, etc. Let's take it a step further and talk neighborhood (Hill and Harbour or Slatersville and so on) in order to get the most accurate information.
  2. What type of home do I own? Colonial? Ranch? Cape? Contemporary? etc.
  3. Determine your lot location. Are you near a school, on the water, have conservation land in your back yard, live near power lines, etc.? How desirable or rare is your land?  No two pieces of land are ever the same or equal in value. 
  4. Find your comparable homes. "Comps" are homes in your neighborhood that are the same type, contain the same amount of baths and bedrooms, garages, etc. Your 'comp' should have a kitchen that resembles yours i.e. stainless steel appliances with granite counter tops, oak cabinets and breakfast nook and so on. 
  5. Locate 5 homes of the same type within your neighborhood that are currently listed for sale.
  6. Locate 5 homes of the same type that are pending sale in your neighborhood.
  7. Provide details on 5 homes of the same type in your neighborhood that sold in the past 30 days.
  8. Add all 15 comp home prices together and divide that # by 15. This is a rough estimate of your fair market value. There are a number of legal, zoning, rarity of land, scenic views, surrounding neighborhood and other variables that affect each lots value.

While a number of homeowners have successfully sold their homes without an agent, here are some things you may want to consider before you move forward.

  •  Direct buyers intend to pay less.
  • Owners pay all advertising expense and get lost in the mix.
  • It usually takes home owners longer to get the sale resulting in extra taxes, interest, utilities, insurance or hotel/apartment rent OR "Cost of Waiting".
  • Owners usually pay higher attorney fees... even if sales don't go through. When sold through a Realtor - attorney checks our work. When sold by owner - attorney does the work and bills accordingly.
